Asset classes
Commercial real estate, and only commercial real estate.
PropTrova investigates multifamily, office, industrial, retail, hospitality and land. Each class is examined on the terms that matter to it, because a rent roll, a lease expiry profile and a planning constraint are not the same question. Individual residences and private villas are out of scope, whoever owns them.
What is examined
The questions each class asks
Multifamily
Unit mix, rent roll behaviour, regulated and free-market position, operating cost structure.
Office
Lease expiry profile, occupancy against stated occupancy, capital position, tenant concentration.
Industrial
Site and building characteristics, clear height and access where recorded, tenant covenant.
Retail
Tenancy structure, turnover arrangements where disclosed, catchment and access.
Hospitality
Operating structure, brand or management arrangement where recorded, seasonality in the record.
Land and development
Title and assembly, planning and zoning position, constraints stated on record.
What this does not do
Stated limits
Depth varies with what the record in a given jurisdiction actually holds. Where a class-specific figure was never established, PropTrova says so and blocks the calculations that would rest on it.
