How the investigation actually runs.
PropTrova resolves the property, reads lawfully available record and retains it as it stood, separates what is established from what is inferred, deliberately argues the counter-case, folds every calculation through a deterministic engine that prints its working, and states plainly what it could not establish.
The sequence
Six things that happen every time

Resolve the subject
The address is settled against mapping and record authorities before anything is researched, so the same property is always recognisable.

Gather lawfully
Public record, filings and published sources are read, retained, dated and fingerprinted as they stood.

Separate observation from inference
What the record establishes and what the analysis infers are never mixed in one confident sentence.

Test the counter-case
The argument against the conclusion is made deliberately, and what survives it is what stays.

Fold the numbers
Methods are chosen and stated; a deterministic engine folds every sum and prints the working.

State the gaps
What was sought, from whom, why it failed, and which conclusions that limits.
Arithmetic
The model reads. The engine calculates.
A language model is good at reading a rent roll and poor at adding one up. So PropTrova does not let it. The model extracts figures and selects a valuation method; a deterministic engine folds the arithmetic step by step and prints the working.
- No currency, no rent period and no sensitivity step is ever assumed — each is established or left open.
- An input that was never established blocks the lines resting on it, and the reason prints in place of the number.
- A total that would silently treat an unpriced line as zero is left unstated instead.
- Every figure in the working model is a live formula, open to inspection.
Challenge
The first answer is not automatically the final answer
Every material conclusion is put under a counter-case before it is allowed to stand. Where sources conflict, the conflict is shown rather than averaged away. Where confidence is low, it is stated as low, in words rather than in a score nobody can interpret.
What this does not do
Stated limits
PropTrova investigates commercial real estate only. Individual residences and private villas are out of scope. Source availability, freshness and depth vary by jurisdiction, and no investigation can establish what no accessible record contains.
