Watchlists and signals

Tell PropTrova what matters. Let it watch.

A PropTrova watchlist is not a bookmark list. Properties, owners, portfolios and markets you are following are re-read as new evidence appears, and what changed is evaluated against what the workspace already knows. Anything material becomes an opportunity signal: what changed, why it is likely to matter and to whom, how sure the reading is, and the records behind it.

Why it matters

Most opportunities announce themselves first in the record

Something changes in the public record, and that change means someone is about to need a broker, a buyer, a lender or an insurer. The information is usually public before it is known. The difficulty is noticing it, understanding what it implies, and knowing whether it is worth a call.

PropTrova already reads these records while it investigates. A signal is simply that same evidence read forward rather than backward.

Demonstration

What a signal looks like when it reaches you

Each item states what changed, why it plausibly matters, how sure the reading is and the records behind it. There is no bare notification anywhere in the queue.

An item is either taken forward as a new dated version of that property record, or set aside with a reason that stays on the record.

Money events

Reading: likely

A mortgage recorded in 2019 has been satisfied.

A satisfied loan on a held asset often precedes a refinancing or a sale decision. It is a reason to make contact, not evidence of intent.

Market behaviour

Reading: plausible

A second brokerage has begun marketing the same asset.

Two firms marketing one asset usually means an open listing or a co-broke. Either way the mandate is not settled.

Ownership life events

Reading: established

The controlling entity has filed a change of managing member.

Who decides has changed. An approach directed at the previous principal will not reach the decision.

InvestigateSet aside, with a reason

Setting a signal aside asks for a reason, and the reason stays on the record. Investigating opens a new dated version of the same property record.

What PropTrova reads as a signal

Market behaviour

A property appears for sale, a listing is withdrawn or re-priced, a second broker begins marketing the same asset.

Money events

A mortgage is recorded, satisfied or assigned; a capital event suggests a refinancing window is opening.

Ownership life events

Title moves, an entity changes hands, a controlling party changes, an estate matter appears on the record.

Operational and distress

Arrears, violations, liens, filings and other friction that usually precede a decision.

Media

Public reporting and announcements that bear on the asset or its owner.

People movement

A principal, manager or adviser changes role, which often changes who decides.

How it works

A queue, not an alert storm

  • Every signal states what changed, why it plausibly matters, how sure the reading is, and the records behind it. No bare notifications.
  • Investigate opens research on the property from the signal itself, as a new dated version of the same record.
  • Set aside asks for a reason, and the reason stays on the record.
  • Both actions are written to the workspace activity trail: who acted, when, and what they said.
  • Confidence travels with the signal as a weight, so a plausible reading is never dressed as an established one.

What this does not do

Stated limits

PropTrova does not claim universal or real-time monitoring. Signals depend on what a source publishes and when, source availability varies by jurisdiction, and a signal is a reason to look — never proof that a party intends to transact.
