Relationship intelligence
Properties are owned by entities. Decisions are made by people.
PropTrova follows a property through its owner of record, the entity that controls that owner, and the principals behind it — then out to the lenders, managers, advisers, brokers and gatekeepers around the asset. Every link states the evidence it rests on and how sure the reading is, and a link that cannot be established stays unestablished.
The chain
From the building to the person who decides

An owner of record is often a single-asset entity with no public personality. The decision sits one or two steps further back, with a managing member, a sponsor or a family principal. Finding that person is most of the work, and PropTrova shows the reasoning rather than simply naming a name.
Demonstration
The chain, resolved as far as the record reaches
Each link carries the record it rests on and the date it was read. The chain continues only while the evidence does.
Here the beneficial interest could not be settled, because the registries in that jurisdiction do not reach it. That is stated as an open matter rather than inferred.
Ownership and control · resolved chain
DemonstrationThe asset
A mid-rise multifamily building, resolved to one parcel.
Assessor record and register of deeds agree · read 16 Sep
Owner of record
A single-asset limited liability company with no public personality.
Deed of transfer, recorded 14 March 2024 · retained
Controlling entity
A holding company listed as the sole member.
State entity filing, current annual report · fingerprinted
Principal
One managing member, named in the filing and reachable through the registered agent.
Filing plus a settled professional profile that agrees with the record
Beneficial interest
Whether the managing member holds for himself or for others is not established.
Open matter · Sought in two registries; neither reaches beneficial ownership in this jurisdiction
The chain stops where the record stops. A link the record cannot settle is carried as an open matter rather than inferred from a similar name.
How it works
A named party has to earn the naming
- Entities are resolved from filings and records, not from name similarity.
- A person is matched only against a settled profile that agrees with what the property record already establishes; a bare name is never enough.
- Each party carries the reason it was named and the records supporting it.
- Contact details are drawn from what the workspace already holds before any paid look-up is made.
- A party the record cannot settle stays on the page as an open question rather than being guessed at.
Who uses it
Not only buyers
Investment sales teams use it to find who can grant a mandate. Acquisitions teams use it to know who is on the other side. Lenders use it to establish sponsorship. Insurance brokers use it because cover does not travel with a building — when title transfers, the buyer must bind their own, and the approach has to reach whoever actually decides.
What this does not do
Stated limits
Identifying a party never implies that the party wants to transact, is represented, or has given consent to be approached. PropTrova states relationships the record supports and nothing beyond them.
