Preliminary Due Diligence
A paper you can put in front of a principal, and defend line by line.
Preliminary Due Diligence is the evidence-grounded paper PropTrova prepares from a property address alone. It resolves the asset, ownership and control, recorded history, market position, value and risk; it separates what is established from what is inferred; it prints its calculations; and it states plainly what it could not establish. It is prepared for human review — it is not a final opinion.

Who stands behind it, and who would plausibly act.

The boundary
Preliminary is prepared. Final is signed.
Preliminary Due Diligence is machine-prepared work reviewed by people. Final Due Diligence is released by a named person, and only once every material figure has been either confirmed against a document, a filing or a person’s own words, or carried forward as an open matter with a written reason.
- Every item on the preliminary checklist must be closed — by evidence, by a person's stated answer, or as a carried open matter. None may simply lapse.
- Release is refused while any material figure or checklist item is unsettled and unexplained.
- Release, and every confirmation, adjustment and rejection before it, is written to the activity record.
- A closed diligence can be reopened, with a recorded reason, when something new arrives.
Outputs
The same figures, in the form the room needs
- A publication-grade PDF with a title page, confidentiality page, contents, addenda and closing pages.
- An editable document for teams who must mark it up.
- A board-grade deck, designed for a committee rather than a text dump.
- A working model whose formulas are open, so every derived figure can be traced and checked.
What this does not do
Stated limits
Preliminary conclusions are drawn from lawfully available record and are inference where the record is incomplete. PropTrova marks them as such, blocks the calculations that rest on figures never established, and does not offer legal, valuation, tax or investment advice.
