Coverage and markets
Built jurisdiction by jurisdiction, not claimed everywhere at once.
Commercial property record differs by jurisdiction: which authority holds it, what it contains, how current it is and whether it can lawfully be used. PropTrova activates a market only once those routes are established, and it states the limits of each market rather than presenting a thin record as a complete one.
How a market is activated
What has to be true first
- The authorities that hold the record are identified, along with what each one can and cannot answer.
- Access routes are lawful and documented, and the terms of use are respected.
- Address and subject resolution works reliably enough that the same property is always recognisable.
- The known gaps in that market are written down, so every paper produced there can state them.
What varies
Why a market is never simply on or off
Ownership may be transparent in one jurisdiction and held behind entities in another. Transaction prices may be public, partial or absent. Planning and regulatory records may be well maintained or fragmentary. PropTrova reports at the depth the record actually supports, and says which questions that market cannot yet answer.
Where we are
Current position
PropTrova is being activated market by market with design partners, beginning in the United States. We publish a market as covered only once investigations there hold to the standard described in the methodology. If you want a specific market, tell us when you request access — that is how the order is set.
What this does not do
Stated limits
Coverage is never uniform. Source availability, freshness and depth vary by jurisdiction and by asset, and PropTrova does not claim universal coverage of any market.

Access is granted to working commercial real estate teams while the design-partner programme is under way.
