A property is not a report.
Each investigated asset becomes one persistent record with dated research versions. A refresh adds a version; it never overwrites one. What changed between versions is stated across ownership, financing, operating evidence, market evidence, valuation, risks, assumptions, parties and open matters — so the record grows rather than resetting.
Why it matters
A one-off report is stale the day after it is written
Commercial property research is usually commissioned, delivered and filed. Six months later the questions return and the work begins again from nothing, because the previous answer has no way of telling you which parts still hold.
PropTrova keeps the property, not the document. The same asset is always recognisable, under a label you control, however it was described the first time.
What the record holds
Identity, versions, lineage
- One persistent subject per property, with a label you set and can rename — renaming is audited and nothing is physically deleted.
- Dated research versions, each with its own evidence, open questions and calculations.
- A recovery floor: a new version is measured against the best recent version of the same property.
- A version that comes back thinner is sent back to the record; if it still cannot recover, it must name every unrecovered part as an open matter, with the reason.
- Corrections and supersessions are recorded rather than applied silently, so the lineage of a figure stays readable.
- Near-matching properties are suggested for joining, never merged automatically.
What changed
The question a record should be able to answer
Open two versions and the difference is stated in words: what held, what moved, what was newly established, and what is now blocked because an input that used to exist no longer does. That comparison is the reason institutional memory compounds — the second year of work on a portfolio starts ahead of the first.
What this does not do
Stated limits
A refresh depends on what the sources publish. Where a source has gone quiet or a record has been withdrawn, PropTrova says so in the version rather than carrying the old figure forward as though it were current.
